- Will a VA offer get rejected in this market?Not if it is presented properly. A listing agent cares about two things — whether the buyer is solid and whether the property will pass VA Minimum Property Requirements. Pre-empt both and most of the resistance disappears.Read the answer
- Is chasing an assumable mortgage actually realistic?It is real, and the constraint is the equity gap rather than the process. VA and FHA loans are assumable, conventional generally is not, and you owe the seller their equity — so it pencils best on houses bought in 2020 and 2021 that have not built much of it yet.Read the answer
- What's actually worth fixing before we list?A short list: neutral paint, a deep clean, landscaping and pressure washing, and anything that will show up on an inspection and frighten a buyer. In Florida, add the roof and HVAC conversation, because those price the buyer insurance.Read the answer
